Abington is the Montgomery County township I recommend when a family wants walkable neighborhoods, lots of train stations and a big, established school district. It had 58,502 residents at the 2020 Census, making it the county's second-most populous township (Wikipedia). It includes Roslyn, Ardsley, McKinley, Rydal, Meadowbrook and parts of Glenside and Huntingdon Valley. Here's how I explain it to the families I help move here.

Abington dates back before 1700 and was incorporated in 1704, and it's home to some of the county's oldest roads, industries and churches (same source). The railroad arrived in 1855, and Abington Township High School and Fox Chase Farm are on the National Register (same source).

Abington is a parks township. The Parks and Recreation Department runs more than 20 parks, including resident-only Alverthorpe Park with a lake, trails, camping, a par-3 course and mini-golf, plus Ardsley Wildlife Sanctuary, Briar Bush Nature Center, Lorimer Park and the Patrick Kerr Memorial Skate Park (same source). The township also includes the Willow Grove Park Mall (same source).

Abington School District runs seven elementary schools, Abington Middle School (grades 6–8) and Abington Senior High School (grades 9–12), and its schools have recently been renovated and rebuilt (same source). Always confirm the assigned school for a specific address with the district.

Few suburbs have this much rail. SEPTA's Lansdale/Doylestown Line stops at North Hills, the Warminster Line at Crestmont, Roslyn and Ardsley, and the West Trenton Line at Meadowbrook, Rydal and Noble; Glenside station is just over the line (same source). Old York Road (PA 611) runs through the middle of the township between Jenkintown and Willow Grove (same source).
Alverthorpe Park at 498 Forrest Avenue is a residents-only gem with an 18-hole miniature golf course and fishing in Alverthorpe Lake; 2026 fishing registration opened January 2 (Abington Township). Briar Bush Nature Center covers 12.5 acres with woodland trails (Abington Township 2026–27 Activities Guide). Prisco's Lil Taste of Philly, an Italian sandwich shop at 1409 Easton Road in Roslyn, opened in July 2026 (Glenside Local). Raven Cafe opened inside Glenside Lanes at 2256 Mount Carmel Avenue, in Abington Township, in June 2026 (Glenside Local).
Abington Township publishes a seasonal activities guide; the 2026–27 Fall/Winter edition lists classes, camps and programs across the township's parks (Abington Township). The Abington Free Library is at 1030 Old York Road, and the township also runs a Roslyn Library branch (Abington Township Public Library). Alverthorpe's mini golf and lake keep it busy all summer (same Abington Township source as above).
Abington gives buyers real choice: it had the most active listings on my list this fall, and homes sold slightly under original asking on average. That's a healthy, balanced market, and well-prepared listings still go under contract within a month.
I pulled these numbers from Bright MLS on October 13, 2026, for residential closed sales in Abington Township (Montgomery County) by close date. Over the last 12 months (October 2025 through September 2026), 477 homes sold at a median of $450,000 and an average of $513,299. They averaged 28.5 days on market (the average for the period), and the average sold-to-original-list-price ratio was 98.31%. 359 of those 477 sales had 30 or fewer days on market. Q3 2026 alone brought 128 sales at a $477,500 median and 97.60% of original list, averaging 26.3 days on market. As of October 13, 2026 there were 93 active and coming-soon listings.

Here's what to expect for property taxes and resale steps. One mill is $1 of tax for every $1,000 of assessed value (not the sale price), so mills × 100 gives the yearly tax on a $100,000 assessment.
Abington Township: 52.0232 total mills = 5.952 county (5.462 county + 0.49 community college) + 6.172 township + 39.8992 school (county and township: 2026; school: 2026–27 school year). On a $100,000 assessed value, that's about $5,202.32 a year (52.0232 × 100). Abington doesn't require a Use & Occupancy permit for homes. When the deed is registered, the buyer or seller signs a notarized affidavit confirming house numbers and smoke and carbon monoxide detectors. (Millage: Montgomery County Board of Assessment Appeals, 2026 rates. Resale requirements: Suburban Realtors Alliance municipal database (members-only), accessed Oct 13, 2026.)
Tax bills also depend on your assessment, any homestead exclusion and the discount or penalty period, so I always pull the exact figures for a specific house.
Most of my clients aren't first-time buyers; they're families selling one home and buying the next at the same time. My job is to run both sides on one calendar: pricing your current home, getting your financing options (a sale-contingent offer, a bridge loan or HELOC, or a rent-back) lined up before you list, and timing the closings so you only move once.
Richard Stevens: "Not sure where to begin with the experience I had and being so late to give Nick the feedback review he deserves.Nick was very professional with the Sale of my parents house and knowledgeable on what to do.He was also on time with everything from when he said he would call or meet. He also knew what to do when my Father was not doing well during the sale to protect everyone. Unfortunately my Father passed away right after the sale of his home. Nick even took the time out to give me condolences and send me paperwork I missed placed aftwr the sale with my mind everywhere. He cares about his clients. Thank You from my family and my brother."
Amanda Majcher: "I had the pleasure of working with Nick to sell my mom’s estate, and I truly couldn’t have asked for a better experience. During an incredibly difficult time, Nick handled everything behind the scenes with dedication and care, making the entire process as smooth and stress-free as possible. He connected me with reliable vendors for removal and cleaning—each of whom did an outstanding job. Nick is professional, direct, communicative, and someone you can genuinely trust. I would work with him again in a heartbeat."
