Hatboro, known locally as "the Boro," is a walkable Montgomery County borough right on the Bucks County line, and it's one of the friendliest small downtowns around. It had 8,238 residents at the 2020 Census in 1.4 square miles, bordered by Upper Moreland Township and by Warminster Township in Bucks County (Wikipedia). Here's how I explain it to the families I help move here.

Hatboro sits on land the family of Nicholas More bought from William Penn around 1705. Early resident John Dawson ran the Crooked Billet Inn and made hats, the post office opened as "Hatborough" in 1809, and the spelling became Hatboro in 1889 (same source). George Washington's troops passed through repeatedly in 1777, and the Battle of Crooked Billet was fought here in 1778 (same source). The Union Library Company, formed in 1755 as the third library company in Pennsylvania, still serves as a library in its original building, and the Loller Academy, built in 1811, is on the National Register of Historic Places (same source).
York Road is the main street, and it's packed with local favorites. Artifact Brewing at 2 South York Road and Crooked Eye Brewery on East Montgomery Avenue give Hatboro two breweries in walking distance (Hatboro Dining Guide; Artifact Brewing). Daddypops Diner on North York Road is a classic (Daddypops), Steel Penny Cafe on Oakdale Avenue is the coffee stop (Steel Penny), and Towey's Hatboro Tavern on South York Road rounds out the list (Hatboro Dining Guide).

For parks, Hatboro has Hatboro Memorial Park, Eaton Park, Tanner Park, Miller Meadow and Celano Park, and Blair Mill Park, owned by Upper Moreland Township, is home to the Hatboro Little League fields. The Hatboro Memorial Pool is open from Memorial Day to Labor Day, with a water slide, a baby pool and its own swim team, the Hatboro Storm (Wikipedia).
Hatboro is served by the Hatboro-Horsham School District, shared with Horsham Township. Crooked Billet Elementary School is in the borough (Wikipedia). Always confirm the assigned school for a specific address.
Hatboro has its own train: Hatboro station is on SEPTA's Warminster Regional Rail Line into Center City, and SEPTA's Route 22 bus runs along York Road between Warminster and the Olney Transportation Center. The Turnpike's Willow Grove interchange is close by in Upper Moreland (same source).
Hatboro is a small borough, so the sample is small too, but the story is a good one: homes sell quickly and close to asking, and it's one of the most affordable walkable downtowns with a train station in the area. With 13 active listings in October, the right home can go quickly, so buyers do best when they're ready to move.
I pulled these numbers from Bright MLS on October 13, 2026, for residential closed sales in Hatboro Borough (Montgomery County) by close date. Over the last 12 months (October 2025 through September 2026), 73 homes sold at a median of $420,000 and an average of $427,323, with 19 days on market (a period total from Bright's Market Statistics Report) and a sold-to-original-list ratio of 99.45%. 54 of those 73 sales closed within 30 days. Q3 2026 alone brought 20 sales at a $392,500 median and 98.23% of original list. Because Hatboro is small, a handful of sales can swing these numbers, so read them as a trend rather than a precise price. As of October 2026 there were 13 active listings.
Metric | Last 12 months (Oct 2025–Sep 2026) | Q3 2026 (Jul–Sep) |

Most of my clients aren't first-time buyers; they're families selling one home and buying the next at the same time. My job is to run both sides on one calendar: pricing your current home, getting your financing options (a sale-contingent offer, a bridge loan or HELOC, or a rent-back) lined up before you list, and timing the closings so you only move once.
Zach Turchi: "Nick made the home buying experience as easy and painless as can be and made sure we were informed every step of the way. 100% recommend for anyone looking to buy or sell their home!"
Michael OConnell: "Nick Rau is not only the best realtor in the city but also a great person all around. He will go above and beyond to meet your every need if you are either buying or selling a house. Going into buying a first time house I was nervous and not 100% sure how the process worked. Nick made the process so easy and stress free. He is very knowledgeable at his craft."
