Langhorne offers great value for Bucks County, and it has a historic heart to go with it. Here's how I explain it to the families I help move here.
If you want a Langhorne agent with a record you can check, here's my answer. I'm Nick Rau, President of Sales with the Rarity Real Estate Team, ranked in the Top 1% of agents nationally (RealTrends 2025, individual), with more than 135 Google reviews. The Langhorne 19047 address covers the small borough plus most of Middletown Township, and I'll always tell you which municipality a listing is really in.

Langhorne Borough itself is small: half a square mile and 1,643 residents at the 2020 Census (Wikipedia). But the "Langhorne" mailing address and its 19047 ZIP code also cover most of the surrounding Middletown Township, and Langhorne Manor is a separate little borough just to the south (same source). Sesame Place, for example, is physically in Middletown Township but has a Langhorne address (same source). When you see a "Langhorne" listing, I'll always tell you which municipality it's really in, because that decides taxes and services.

Langhorne grew up where old Lenape paths crossed and became the stagecoach hub of Bucks County on the route between Trenton and Philadelphia. It was known as Attleborough until 1876, when it incorporated and took the name of Jeremiah Langhorne, a former chief justice of Pennsylvania's Supreme Court (same source). Wealthy Philadelphians later built large homes along Maple and Bellevue Avenues, and the Langhorne Historic District is on the National Register of Historic Places (same source). Walk those two streets and you'll see the colonial and Victorian architecture the town is known for.
Langhorne Coffee House at 102 South Bellevue Avenue is the town's living room: La Colombe coffee, bottomless brewed cups, bistro seating outside and leash hooks for the dog (Langhorne Coffee House). Brothers Pizza on North Pine Street is the local pizza standby (Yelp), and Langhorne Brewing Company on West Maple Avenue is on the Bucks County Ale Trail (Visit Bucks County; Langhorne Brewing). Jay's Steak & Hoagie Joint is a local favorite for a sub on a pretzel roll (Visit Bucks County).
For the outdoors, Core Creek Park has nature trails, horseback trails, kayak and canoe rentals, lakeside picnicking and the Bucks County Off-Leash Dog Park, and Playwicki Park has a playground, trails, ball fields and fishing on Neshaminy Creek (same source). And yes, Sesame Place is right there for the little ones.
Langhorne Borough is in the Neshaminy School District. Borough students attend Tawanka Elementary (K-4), Maple Point Middle School (5-8) and Neshaminy High School (Wikipedia). Middletown Township addresses can be assigned differently, so always confirm the school for a specific address with the district.
Langhorne has its own train. Langhorne station, formerly Penndel station, is on SEPTA's West Trenton Regional Rail Line at Bellevue and Comly Avenues in Langhorne Manor, with 339 parking spaces (Wikipedia). SEPTA's Route 14 bus runs to the Frankford Transportation Center and the Oxford Valley Mall, and Route 130 serves the area too (Wikipedia).
Langhorne is one of the fastest-moving markets I track, and that's good news on both sides: sellers are getting full asking price and then some, and buyers still find homes at a price point well below the river towns.
I pulled these numbers from Bright MLS on October 13, 2026, for residential closed sales in Langhorne Borough, Langhorne Manor and Middletown Township by close date. Q3 2026 alone brought 133 sales at a $555,000 median and 99.85% of original list. As of October 2026 there were 62 active listings.

Most of my clients aren't first-time buyers; they're families selling one home and buying the next at the same time. My job is to run both sides on one calendar: pricing your current home, getting your financing options (a sale-contingent offer, a bridge loan or HELOC, or a rent-back) lined up before you list, and timing the closings so you only move once.
Casey Ricci: "Nick was amazing to work with. He sold our first home seamlessly in just 3 days after listing. He helped us secure our new home with a contingent offer in a crazy market with 11 other competitive offers in the mix. Nick is extremely knowledgeable and great at what he does. The process of selling & buying could not have been easier. We would recommend Nick x100."
Diane Peltzer: "Nick came to us highly recommended by several people and for good reason. He is very personable and professional. We followed his advise, trusted his direction and sold our house in record time. From beginning to end we were kept informed of what was happening, what to expect and what the time line was. Nick has great knowledge of the housing market and we were extremely satisfied with the final sale."
