Chalfont is the kind of small town people fall for on the first drive down Main Street. It's a borough of 4,253 residents at the 2020 Census, with its own SEPTA train station and Central Bucks schools (Wikipedia). Here's how I explain it to the families I help move here.

Chalfont Borough covers 1.6 square miles, with Neshaminy Creek and Pine Run running through it (same source). Many homes with a Chalfont 18914 address are actually in neighboring New Britain Township; Butler Elementary School, for example, has a Chalfont address but sits in New Britain Township (same source). I always confirm the municipality for a specific house, since that decides taxes and services.
Chalfont is named for Chalfont St Giles in England, home of William Penn's first wife. Simon Butler bought the land in 1720, and the village went by names like Butler's Mill, Kungle's Tavern and Whitehallville before the North Penn Railroad renamed the station Chalfont in 1869 (same source). The railroad arrived in 1855, and the Victorian homes you see around town date from that boom. The old tavern site that has stood at the center of town for generations is today's Leonardo's Pizza (same source), and from 1885 to 1968 the town even had its own small amusement park, Forest Park (same source).
Chalfont's favorites are all about food and the outdoors. OwowCow Creamery's Chalfont shop sits in the old Chalfont firehouse at 101 North Main Street, close to Peace Valley Park and Lake Galena (OwowCow). Leonardo's on North Main Street, now also known as Chalfont Tavern Pizza & Restaurant, has grown from a pizza shop into a full bar and restaurant (Restaurantji). And Tabora Farm & Orchard on Upper Stump Road is a family farm market and winery with U-pick fruit, a bakery, goats and chickens to feed, and live music in the warmer months (Tabora Farm).
Chalfont Borough is in the Central Bucks School District. Unami Middle School is in the borough, and the borough is split between the Butler and Pine Run elementary attendance areas; Butler and Unami feed into Central Bucks High School South (Wikipedia). Always confirm the assigned school for a specific address with the district.

Chalfont station is on SEPTA's Lansdale/Doylestown Regional Rail Line, with service to Doylestown and Center City Philadelphia, and Bucks County Transport's DART West bus runs on weekdays (same source).
Chalfont is a steady, balanced market: prices are holding firm, homes sell close to asking, and buyers get a little more time to decide than in most of Bucks County.

Most of my clients aren't first-time buyers; they're families selling one home and buying the next at the same time. My job is to run both sides on one calendar: pricing your current home, getting your financing options (a sale-contingent offer, a bridge loan or HELOC, or a rent-back) lined up before you list, and timing the closings so you only move once.
Stacy Schriver: "We simply couldn’t have asked for a better realtor! Nick was incredibly easy to work with, responsive, knowledgeable, and always made us feel like a priority. He truly went above and beyond what we expected from a realtor, helping us in ways that went far past simply buying or selling a home. His dedication, kindness, and willingness to do whatever he could to help made the entire experience so much easier."
Caitlin Ross: "We needed to sell our home fast and make top dollar and I felt confident Nick would get the job done. He did not disappoint. During the whole process Nick wanted the best for us. He was very responsive at all times of the day and night. Nick worked hard for us up until the very end. If you are buying or selling a home, I highly recommend using Nick as your realtor. You will be glad you did!"
