Buckingham is the open-space township between Doylestown and New Hope, and it's where I send buyers who want acreage, farmland views and Central Bucks schools. It had 20,851 residents at the 2020 Census and takes its name from Buckingham in Buckinghamshire, England (Wikipedia). Here's how I explain it to the families I help move here.

Bogart's Tavern, now the General Greene Inn at Routes 413 and 263, was General Nathanael Greene's headquarters in the winter of 1776 (same source). The Buckingham Friends Meeting House is a National Historic Landmark, and the Holicong, Mechanicsville, Spring Valley, Wycombe and Forest Grove historic districts are on the National Register (same source). The township's villages include Buckingham, Furlong, Holicong, Lahaska, Mechanicsville and Wycombe (same source).

Buckingham feels like the country but sits minutes from two of the best downtowns in Bucks. Lahaska is home to Peddler's Village, a 42-acre property with more than 60 shops, restaurants, a hotel and a family entertainment center (Wikipedia). US 202 links the township to Doylestown on one side and Lahaska on the other (Wikipedia), so both downtowns are a short drive.

Buckingham Township is in the Central Bucks School District, the third-largest district in Pennsylvania (Wikipedia). Always confirm the assigned school for a specific address with the district.

US 202, York Road (PA 263), Durham Road (PA 413) and PA 313 are the main roads, linking Buckingham to Doylestown, Lahaska and New Hope (Wikipedia). Trans-Bridge Lines runs intercity buses to New York's Port Authority Bus Terminal from a stop at Peddler's Village (same source), and Doylestown station is the closest SEPTA train.
Holicong Park at 5143 York Road is one of Buckingham's township parks (Buckingham Township). In Lahaska, Haddie Mae's café at 5788 Lower York Road is a cozy breakfast and lunch stop (Bucks County Today). Peddler's Village welcomed the Bucks County Peanut Butter Shoppe in June 2026 (Bucks County Today). The Bucks County Free Library's Doylestown branch, at 150 S. Pine Street, is the nearest full branch and is open seven days a week (Bucks County Free Library).
Peddler's Village in Lahaska is Buckingham's best-known destination, and its shop directory keeps growing; the Peanut Butter Shoppe is in the Village Green neighborhood (Peddler's Village). Buckingham's parks department lists its parks and programs online (Buckingham Township). Between open farmland, the village and quick access to Doylestown and New Hope, it's a beautiful place to call home.
Buckingham is a strong luxury-leaning market: the Q3 median climbed to $820,000, and homes are selling close to original asking. More than half of Q3 sales had a week or less on market, so well-priced homes move quickly.
I pulled these numbers from Bright MLS on October 13, 2026, for residential closed sales in Buckingham Township (Bucks County) by close date. Over the last 12 months (October 2025 through September 2026), 227 homes sold at a median of $749,900 and an average of $848,352. They averaged 31.6 days on market (the average for the period), and the average sold-to-original-list-price ratio was 99.35%. 162 of those 227 sales had 30 or fewer days on market. Q3 2026 alone brought 76 sales at a $820,000 median and 99.33% of original list, averaging 26.7 days on market. As of October 13, 2026 there were 53 active and coming-soon listings.

Here's what to expect for property taxes and resale steps. One mill is $1 of tax for every $1,000 of assessed value (not the sale price), so mills × 100 gives the yearly tax on a $100,000 assessment.
Buckingham Township: 189.3 total mills = 29.65 county + 4.75 township + 154.9 school (county and township: 2026; school: 2026–27 school year). On a $100,000 assessed value, that's about $18,930.00 a year (189.3 × 100). Buckingham doesn't require a resale inspection, though SRA lists sewer and water certificates at sale. (Millage: Bucks County Board of Assessment, 2026 sheet dated July 1, 2026. Resale requirements: Suburban Realtors Alliance municipal database (members-only), accessed Oct 13, 2026.)
Tax bills also depend on your assessment, any homestead exclusion and the discount or penalty period, so I always pull the exact figures for a specific house.
Most of my clients aren't first-time buyers; they're families selling one home and buying the next at the same time. My job is to run both sides on one calendar: pricing your current home, getting your financing options (a sale-contingent offer, a bridge loan or HELOC, or a rent-back) lined up before you list, and timing the closings so you only move once.
Shane Kliebenstein: "Excellent realtor! Nick Rau leverages years of expertise throughout the home buying process to achieve a positive outcome, providing much optimism and assurance along the way. I purchased my last home with Nick after being referred to him by a coworker. Having been in my new home several months now, I am beyond happy to have had his advice and guidance to get the place and am feeling all the more settled every week that goes by. Buying a home is such a stressful undertaking, especially in today’s market. You won’t regret working with Nick!"
Erik Thompson: "Nick is as good as they get. He puts in the hours of researches needed to get you exactly what your looking for if not more. The advice and guidance I have received from him has proven to be extremely valuable. I worked with Nick on 3 different deals and each time he has led me down a path to success. His extensive research on market value will get you the leverage you need in any deal. If your looking for a down to earth guy who will do exactly what he says and come through on his word then he is your guy."
