Living in Glenside, PA: My Guide to Glenside and Wyncote

Updated October 2026 · By Nick Rau, President of Sales, Rarity Real Estate Team

Glenside is the Montgomery County town for people who want a real downtown, a busy train station and a classic older home. It's a census-designated place of 7,737 residents (2020 Census) split between Cheltenham and Abington townships, about eleven miles from Center City (Wikipedia). This page also covers neighboring Wyncote. Here's how I explain it to the families I help move here.

A railroad town

Glenside grew around a station first built in 1855 as Tacony Station and later called Abington Station; the post office opened in 1888 and the station took the Glenside name (same source). By the early 1900s Easton Road had a thriving business district, and the Glenside Fire Company dates to 1900 (same source).

The vibe

Keswick Village is Glenside's downtown and cultural hub, built around the 1928 Keswick Theatre, which is on the National Register (same source). The Glenside Free Library dates to 1928, Glenside Memorial Hall honors World War I veterans, and Harry Renninger Park, Grove Park, Penbryn Park and the Glenside Pool are the local recreation spots (same source). Arcadia University and Westminster Theological Seminary are both in Glenside (same source).

Schools: Abington or Cheltenham

Glenside is split between two districts: Cheltenham School District runs Glenside Elementary, and Abington School District runs Copper Beech Elementary (same source). Which district you're in depends on which township the house sits in, so I confirm it for every address.

Getting around

Glenside station is one of the busiest in the SEPTA system, served by the Lansdale/Doylestown and Warminster lines into Center City (same source). Easton Road and PA 73 are the main roads, and Jenkintown-Wyncote station is just next door (Wikipedia).

Local favorites

Rooster's Glenside at 294 N. Keswick Avenue is an American pub with weekend brunch and a weekday happy hour (Rooster's Glenside). Bella's Cremeria opened in 2026 at 448 N. Easton Road, in the former Carminati Creamery, with ice cream, gelato and cheesesteak egg rolls (Glenside Local, Sept. 2026). The Harry S. Renninger Recreation Area at 185 S. Keswick Avenue is home to the Glenside Pool (Cheltenham Township Recreation), and Cheltenham's 2026 Concerts in the Park series included Caribbean Night at Renninger on September 11 (Cheltenham Township).

Parks, libraries and events

Cheltenham Township's summer concert series brings neighbors out to the parks, and Renninger is one of the stops (Cheltenham Township). The township's recreation department handles pool memberships and programs online (Cheltenham Township Recreation). Bella's Cremeria keeps family-friendly hours, open six days a week (Glenside Local).

The Glenside market right now

Glenside is a fast, tight market: most homes sold within 30 days over the past year, and only 15 were for sale this fall. Q3 is a small sample of 44 sales, so I lean on the 12-month numbers, which show homes selling close to original asking.

I pulled these numbers from Bright MLS on October 13, 2026, for residential closed sales in Postal City Glenside (Montgomery County: Abington Twp and Cheltenham Twp sales) by close date. Over the last 12 months (October 2025 through September 2026), 161 homes sold at a median of $425,000 and an average of $459,080. They averaged 19.9 days on market (the average for the period), and the average sold-to-original-list-price ratio was 99.32%. 133 of those 161 sales had 30 or fewer days on market. Q3 2026 alone brought 44 sales at a $420,000 median and 96.63% of original list, averaging 14.5 days on market. As of October 13, 2026 there were 15 active and coming-soon listings.

Taxes and resale requirements

Here's what to expect for property taxes and resale steps. One mill is $1 of tax for every $1,000 of assessed value (not the sale price), so mills × 100 gives the yearly tax on a $100,000 assessment.

Cheltenham Township: 73.4832 total mills = 5.952 county (5.462 county + 0.49 community college) + 10.8512 township + 56.68 school (county and township: 2026; school: 2026–27 school year). On a $100,000 assessed value, that's about $7,348.32 a year (73.4832 × 100). Cheltenham requires a Zoning and Use Certification for every resale ($100, or $300 expedited), submitted online about four weeks before settlement. (Millage: Montgomery County Board of Assessment Appeals, 2026 rates. Resale requirements: Suburban Realtors Alliance municipal database (members-only), accessed Oct 13, 2026.)

Abington Township: 52.0232 total mills = 5.952 county (5.462 county + 0.49 community college) + 6.172 township + 39.8992 school (county and township: 2026; school: 2026–27 school year). On a $100,000 assessed value, that's about $5,202.32 a year (52.0232 × 100). Abington doesn't require a Use & Occupancy permit for homes. When the deed is registered, the buyer or seller signs a notarized affidavit confirming house numbers and smoke and carbon monoxide detectors. (Millage: Montgomery County Board of Assessment Appeals, 2026 rates. Resale requirements: Suburban Realtors Alliance municipal database (members-only), accessed Oct 13, 2026.)

Tax bills also depend on your assessment, any homestead exclusion and the discount or penalty period, so I always pull the exact figures for a specific house.

Moving up in Glenside

Most of my clients aren't first-time buyers; they're families selling one home and buying the next at the same time. My job is to run both sides on one calendar: pricing your current home, getting your financing options (a sale-contingent offer, a bridge loan or HELOC, or a rent-back) lined up before you list, and timing the closings so you only move once.

What clients say

Pat Tackney: "As first-time home buyers, Nick helped us navigate the entire home-buying experience which can be overwhelming. We were nervous leading into the process but Nick was able to walk us through the process and was very responsive and professional through the entire process. Nick made us feel like he genuinely cared about finding the right home for us. He never pressured us into picking a home and he listened to our thoughts and opinions about everything and gave his expert opinion which was very much appreciated. I am thankful our friend recommended Nick. I will 100% recommend Nick to anyone looking to buy a home."

Erin Dooley: "We bought our home with our complete trust in nick. Young, expecting, first time home buyers and scared to say the least but nick always reassured us and helped us to make the best choices possible. Going on 4 years later and we are still in love with our home. Couldn’t have asked for a better person to help make our dreams reality!! Not to mention he’s just a fun genuine guy! Thanks nick!! We are super grateful for you:)"
