Living in Jamison, PA: My Guide to Warwick Township

Updated October 2026 · By Nick Rau, President of Sales, Rarity Real Estate Team

Jamison is one of my favorite under-the-radar towns for families who want Central Bucks schools without Doylestown prices. It's a village in Warwick Township along York Road (PA 263) with the 18929 ZIP code (Wikipedia), and Warwick Township had 14,851 residents at the 2020 Census (U.S. Census Bureau). Here's how I explain it to the families I help move here.

Washington's headquarters

Warwick Township sits about 20 miles north of Philadelphia and 10 miles west of Trenton, and its villages include Jamison, Hartsville, Bridge Valley, Grenoble and Sugar Bottom (Wikipedia). The Neshaminy Creek forms part of the northern border, and the Little Neshaminy runs through it (same source). The Moland House in Hartsville, a stone farmhouse built around 1750, served as George Washington's headquarters from August 10 to 23, 1777, on the way to the Battle of Brandywine, and Warwick Township owns and maintains it today (Wikipedia).

The vibe

Jamison has a small-village feel with Doylestown, Warminster and Newtown all within easy reach. Almshouse Road crosses York Road right in Jamison (Wikipedia), and the Neshaminy Creek and Little Neshaminy Creek give the township its green character (same source). Warwick covers 11.1 square miles (same source), so many homes have room to breathe.

Schools: Central Bucks

Warwick Township is in the Central Bucks School District, the third-largest district in Pennsylvania (Wikipedia). Jamison Elementary School is in the village, along with the Middle Bucks Institute of Technology (Wikipedia). Always confirm the assigned school for a specific address with the district.

Getting around

York Road (PA 263) is the main north–south road, and Almshouse Road and Bristol Road cross it in Jamison and Hartsville (Wikipedia). There's no public transportation inside the township; Warminster station on SEPTA's Warminster Line is the closest train (same source).

Local favorites

Warwick Farm Brewing opened a 5,000-square-foot taproom at 800 Almshouse Road, with 24 beers, a beer garden and Philadelphia skyline views (Hyperlocal Loop, Sept. 2026). History lovers should visit the Moland House, Washington's 1777 headquarters, which offers tours on the second Sunday of each month and hosts a Fall Luncheon on October 19 (Moland House). Warwick Community Park hosts the township's Fall Food Truck Festival on October 17 and the Halloween Happening on October 29 (Warwick Township Parks & Recreation).

Parks, libraries and events

Warwick Township keeps residents in the loop with a seasonal newsletter; the Spring 2026 edition covers township news, parks and upcoming programs (Warwick Township). The parks department's online calendar lists the community events that fill Warwick Community Park through the year (Warwick Township Parks & Recreation). For a township of quiet neighborhoods, Jamison has plenty going on.

The Jamison market right now

Jamison is a quick, confident market: homes sold right at original asking price on average over the past year, and Q3 sales averaged about 17 days on market. With only 27 homes for sale this fall, good listings don't sit.

I pulled these numbers from Bright MLS on October 13, 2026, for residential closed sales in Warwick Township (Bucks County) by close date. Over the last 12 months (October 2025 through September 2026), 157 homes sold at a median of $580,000 and an average of $662,215. They averaged 24.1 days on market (the average for the period), and the average sold-to-original-list-price ratio was 100.07%. 126 of those 157 sales had 30 or fewer days on market. Q3 2026 alone brought 44 sales at a $565,000 median and 100.19% of original list, averaging 16.9 days on market. As of October 13, 2026 there were 27 active and coming-soon listings.

Taxes and resale requirements

Here's what to expect for property taxes and resale steps. One mill is $1 of tax for every $1,000 of assessed value (not the sale price), so mills × 100 gives the yearly tax on a $100,000 assessment.

Warwick Township: 199.8 total mills = 29.65 county + 15.25 township + 154.9 school (county and township: 2026; school: 2026–27 school year). On a $100,000 assessed value, that's about $19,980.00 a year (199.8 × 100). Warwick requires a residential resale Use & Occupancy inspection ($200). Applications are due at least 30 days before settlement, and deed registration is part of the same application. (Millage: Bucks County Board of Assessment, 2026 sheet dated July 1, 2026. Resale requirements: Suburban Realtors Alliance municipal database (members-only), accessed Oct 13, 2026.)

Tax bills also depend on your assessment, any homestead exclusion and the discount or penalty period, so I always pull the exact figures for a specific house.

Moving up in Jamison

Most of my clients aren't first-time buyers; they're families selling one home and buying the next at the same time. My job is to run both sides on one calendar: pricing your current home, getting your financing options (a sale-contingent offer, a bridge loan or HELOC, or a rent-back) lined up before you list, and timing the closings so you only move once.

What clients say

Rebecca Mooney: "I had never met Nick Rau, he was referred to me by a close friend. He listed our house and had it pending within two days. He showed us four houses and found us the house of our dreams. It was the fourth house, we put an offer in with a letter and picture and let nick do the rest. It took a few days, but with the market as crazy as it has been I wouldn't expect anything less. When Nick called us that day I wasn't expecting the news we got. But he did it, he made our dreams come true. We got the house. Nick was a pleasure to work with, he exceeded our expectations in so many ways."

Jessica Conner: "Nick truly LISTENS to what you want. He never steers you wrong and will tell you what has to be done to make your dream attainable. My suggestion, if he recommends checking out a certain house or area, do it! Nick said from the moment we discussed what we were looking for, that he believed we would find our home in Jamison. I wasn't even considering Jamison, but here we are, in our perfect home. I loved how knowledgeable he was of all the school districts we were considering, took so much pressure off us!"
