Living in Jenkintown, PA: My Guide to Jenkintown and Rockledge

Updated October 2026 · By Nick Rau, President of Sales, Rarity Real Estate Team

Jenkintown is a walkable small borough with its own school district and one of the best train stations in the suburbs. It had 4,719 residents at the 2020 Census on just over half a square mile, about 10 miles north of Center City (Wikipedia). This page also covers neighboring Rockledge, a borough of 2,638 that shares the Jenkintown ZIP code (Wikipedia). Here's how I explain it to the families I help move here.

William Jenkins' town

Jenkintown is named for William Jenkins, a Welsh settler; it was settled around 1697 and became a borough in 1874 when it was carved out of Abington Township (Wikipedia). From the 1950s into the 1980s it was a major retail hub for the northern suburbs (same source). The Jenkins' Town Lyceum Building, the Jenkintown-Wyncote station and the old Strawbridge and Clothier store are on the National Register (same source).

The vibe

At just 0.58 square miles (Wikipedia), Jenkintown is small enough that the train, the town square and Old York Road are a walk from most homes. WPHI-FM, the FM simulcast of KYW Newsradio, is licensed to Jenkintown and covers local events (same source). In Rockledge, the Rockledge Model Railroad Museum is housed in a historic textile mill at Montgomery and Sylvania Avenues (Wikipedia).

Schools: Jenkintown (and Abington for Rockledge)

Jenkintown has its own small district, with Jenkintown Elementary School and Jenkintown Middle/High School and an enrollment of just over 700 students (Wikipedia). Rockledge is surrounded by Abington Township (Wikipedia), and its students attend the Abington School District, which serves Rockledge and Abington Township (Wikipedia). Always confirm the assigned school for a specific address with the district.

Getting around

Jenkintown-Wyncote station is the busiest SEPTA Regional Rail station outside Philadelphia, served by the Lansdale/Doylestown, Warminster and West Trenton lines (Wikipedia). Old York Road (PA 611) runs through town, and Rockledge has SEPTA bus Routes 24 and 28, with Fox Chase station on the Fox Chase Line just over the city line (Wikipedia).

Local favorites

Jenkintown's walkable downtown keeps adding new spots. The Lore Café at 749 Yorkway Place held its grand opening on March 28, 2026 (Glenside Local). Go Bananas Frozen Yogurt had its grand opening in late September 2026 (Willow Grove Now), and Habit Burger & Grill at 1621 The Fairway opened October 5, 2026 (Glenside Local). The Jenkintown Library is at 460 York Road (Jenkintown Library).

Parks, libraries and events

The Jenkintown Festival of the Arts filled downtown on September 27, 2026 (Jenkintown Festival of the Arts). Events like that, plus a library right on York Road (Jenkintown Library), are why buyers who want a small-town feel near Philadelphia keep asking me about Jenkintown.

The Jenkintown market right now

Jenkintown and Rockledge are one of the most affordable ways into a walkable train town on my list, with a $327,500 median. This is a small market (74 sales in a year), and a handful of homes that sat for months pull the average days on market up, so the median price and the share of homes that sold within 30 days are the better guide.

I pulled these numbers from Bright MLS on October 13, 2026, for residential closed sales in Jenkintown Borough and Rockledge Borough (Montgomery County) by close date. Over the last 12 months (October 2025 through September 2026), 74 homes sold at a median of $327,500 and an average of $364,742. They averaged 60.3 days on market (the average for the period), and the average sold-to-original-list-price ratio was 94.83%. 40 of those 74 sales had 30 or fewer days on market. Q3 2026 alone brought 28 sales at a $330,000 median and 96.40% of original list, averaging 41.5 days on market. As of October 13, 2026 there were 31 active and coming-soon listings.

Taxes and resale requirements

Here's what to expect for property taxes and resale steps. One mill is $1 of tax for every $1,000 of assessed value (not the sale price), so mills × 100 gives the yearly tax on a $100,000 assessment.

Jenkintown Borough: 71.7258 total mills = 5.952 county (5.462 county + 0.49 community college) + 11.337 borough + 54.4368 school (county and borough: 2026; school: 2026–27 school year). On a $100,000 assessed value, that's about $7,172.58 a year (71.7258 × 100). Jenkintown requires a resale Use & Occupancy inspection that includes a video sewer lateral inspection. The fee is $100 when the sewer inspection is done by a NASSCO-certified technician on the borough's list, or $300 with another plumber. (Millage: Montgomery County Board of Assessment Appeals, 2026 rates. Resale requirements: Suburban Realtors Alliance municipal database (members-only), accessed Oct 13, 2026.)

Rockledge Borough: 57.4512 total mills = 5.952 county (5.462 county + 0.49 community college) + 11.6 borough + 39.8992 school (county and borough: 2026; school: 2026–27 school year). On a $100,000 assessed value, that's about $5,745.12 a year (57.4512 × 100). Check with the borough about any resale requirements; I'll confirm them for you before we list. (Rockledge isn't in my SRA data set; these rates are from the Montgomery County Board of Assessment Appeals.)

Tax bills also depend on your assessment, any homestead exclusion and the discount or penalty period, so I always pull the exact figures for a specific house.

Moving up in Jenkintown

Most of my clients aren't first-time buyers; they're families selling one home and buying the next at the same time. My job is to run both sides on one calendar: pricing your current home, getting your financing options (a sale-contingent offer, a bridge loan or HELOC, or a rent-back) lined up before you list, and timing the closings so you only move once.

What clients say

alexis dipinto: "Nick helped my fiance & I get our first property together. This was not your normal request as we were first time buyers with a tight budget and wanted to purchase a duplex as our first property. Nick was quick & responsive with setting us up to tour places and made sure to incorporate all of our requests. He is extremely knowledgeable and was able to educate us in all dynamics of real estate. We had a difficult deal but through Nicks expertise the entire process was seamless and for us, I dare to say, easy. I recommend Nick 1000/1000 times and look forward to working with him again in the near future when we purchase our next property. I couldn’t be more thankful for all he did for us."

Kayley Dillon: "Words cannot express how happy my fiancé Harry and I are that we went with Nick for buying our first home. We were a little anxious about it with how crazy the market has been and us using a VA loan. From day one, Nick listened to what we wanted in our dream home and from that moment forward he hit the ground running. He works so hard to make sure his clients are satisfied. I HIGHLY recommend using Nick as your realtor. Who you work with matters!!!!!"
