Living in Lansdale, PA: My Guide to the Heart of the North Penn Valley

Updated October 2026 · By Nick Rau, President of Sales, Rarity Real Estate Team

Lansdale is a lively commuter borough and the center of the North Penn Valley. It had 18,773 residents at the 2020 Census and sits about 21 miles north of Philadelphia (Wikipedia). If you want a real downtown, three train stations and prices that still work, this is a town I love to show. Here's how I explain it to the families I help move here.

A railroad town from the start

The Jenkins family were the earliest known settlers, and the North Pennsylvania Railroad's arrival in the 1850s brought rapid growth (Wikipedia). The borough incorporated in 1872 and was named for Phillip Lansdale Fox, the railroad's chief surveyor; it would have been called Jenkintown, except that name was already taken down the line (same source). The Jenkins Homestead and the Lansdale Silk Hosiery building are on the National Register of Historic Places (same source).

The vibe

Lansdale has a real small-city energy. Main Street (PA 63) and the main north–south street cross downtown, and the warm-weather First Fridays bring live music, food trucks and a beer garden (Wikipedia). The borough even runs its own electric utility, Lansdale Electric, and Jefferson Lansdale Hospital is right in town (same source).

Local favorites

The Kugel Ball in Railroad Plaza, a 2,200-pound granite sphere that floats on a thin film of water next to the train station, is the town's unofficial mascot (Wikipedia). The Kugel Ball 5K starts and finishes there every June (same source). First Fridays run through the warmer months (same source). Every September, Bike Night brings thousands of motorcyclists to town (same source). I haven't confirmed current hours or seasons for every spot below, so check before you go.

Schools: North Penn

Lansdale is in the North Penn School District. Elementary schools in the borough include Gwynedd Square, Knapp, Oak Park, Inglewood, Walton Farm and York Avenue; Penndale Middle School serves grades 7–9, and North Penn High School is in neighboring Towamencin (Wikipedia). Always confirm the assigned school for a specific address with the district.

Getting around

Few boroughs have this much rail: SEPTA's Lansdale/Doylestown Line stops at Lansdale, Pennbrook and 9th Street stations, and buses 94, 96 and 132 link to Montgomery Mall, Chestnut Hill, Norristown and Telford (Wikipedia). The Turnpike's Lansdale interchange (I-476) is just west of town (same source).

Taxes and resale requirements

Here's what to expect for property taxes and resale steps. One mill is $1 of tax for every $1,000 of assessed value (not the sale price), so mills × 100 gives the yearly tax on a $100,000 assessment.

Lansdale Borough: 47.78 total mills = 5.952 county (5.462 county + 0.49 community college) + 8.5 borough + 33.328 school (county and borough: 2026; school: 2026–27 school year). On a $100,000 assessed value, that's about $4,778.00 a year (47.78 × 100). Lansdale doesn't require a resale inspection. (Millage: Montgomery County Board of Assessment Appeals, 2026 rates. Resale requirements: Suburban Realtors Alliance municipal database (members-only), accessed Oct 13, 2026.)

Tax bills also depend on your assessment, any homestead exclusion and the discount or penalty period, so I always pull the exact figures for a specific house.

The Lansdale market right now

Lansdale is one of the more approachable price points on my Montgomery County list, and homes are selling close to original asking with most going under contract within a month. That's a healthy market for buyers and sellers alike.

I pulled these numbers from Bright MLS on October 13, 2026, for residential closed sales in Lansdale Borough (Montgomery County), by close date. Over the last 12 months (October 2025 through September 2026), 160 homes sold at a median of $392,000 and an average of $407,668. They averaged 23.1 days on market, and the average sold-to-original-list-price ratio was 99.30%. 125 of those 160 sales had 30 or fewer days on market. Q3 2026 alone brought 51 sales at a $389,900 median and 99.14% of original list, averaging 17.2 days on market. As of October 13, 2026 there were 19 active and coming-soon listings.

Moving up in Lansdale

Most of my clients aren't first-time buyers; they're families selling one home and buying the next at the same time. My job is to run both sides on one calendar: pricing your current home, getting your financing options (a sale-contingent offer, a bridge loan or HELOC, or a rent-back) lined up before you list, and timing the closings so you only move once.

What clients say

Kevin O'Shea: "My fiancé and I were referred to Nick by friends of ours who recently just purchased a home with him as their agent. As a first time homebuyer, we could not be more pleased with Nick! We met Nick on a Saturday morning and found out the next day our offer was accepted. Nick was extremely professional, helpful and provided excellent communication throughout the entire process. Nick is very knowledgeable, has a huge network across the industry and he is truly amazing at what he does. I would recommend Nick to anyone looking to buy or sell their home!"
