Levittown is one of the best first-home and move-up markets in Bucks County, and it has a story no other town can match. It's a planned community of 52,699 residents (2020 Census) that spans parts of Bristol Township, Falls Township, Middletown Township and Tullytown Borough, without being a municipality itself (Wikipedia). Here's how I explain it to the families I help move here.

Levitt & Sons bought most of the land in 1951 and started building in February 1952, right after Levittown, New York (same source). They used a 26-step, assembly-line method and built only six models, all single-family homes with lawns: the Levittowner, the Rancher, the Jubilee, the Pennsylvanian, the Colonial and the Country Clubber (same source). Neighborhoods were planned around schools, churches, pools, parks and greenbelts, and you'll still hear people name their section, like Pinewood or Dogwood Hollow (same source).

Over the decades, owners have added pools, fences and their own updates, and early rules like the ban on fencing yards proved unenforceable (same source). That's what makes Levittown fun to shop: the same original model can look very different from one street to the next, so you can find a starter home ready for your own touches or one that's already been redone. The plan still works, with land set aside for schools, churches, parks and playgrounds throughout the sections (same source).

School district depends on which municipality your section is in: Middletown sections attend Neshaminy, Bristol Township sections attend Bristol Township schools, and Falls Township and Tullytown sections attend Pennsbury (Wikipedia). This is the first thing I check on every Levittown address, because two homes a few blocks apart can be in different districts and pay different taxes.

SEPTA's Trenton Line stops at Levittown station, and the Langhorne and Woodbourne stations on the West Trenton Line are just to the north (same source). I-295, the Pennsylvania Turnpike (I-95) and US 1 surround the community, and the Trenton Transit Center, with Amtrak, is just over 9 miles away (same source).
For a classic Levittown cheesesteak, Curly's Comfort Foods at 1140 Bristol Oxford Valley Road was featured by Bucks County Today in August 2026 (Bucks County Today). Under the Pier is another local favorite (Bucks County Today, Apr. 2026), and DeLorenzo's The Burg Pizza brings Trenton-style tomato pie to Levittown (Bucks County Today, Aug. 2026). Bristol Township's Municipal Park has an amphitheater, a spray park and a walking track (Bristol Township). The Levittown branch library is at 7311 New Falls Road (Bucks County Free Library).
Bristol Township maintains 32 park areas, so most Levittown sections have a playground or ballfield within walking distance (Bristol Township). The Levittown branch of the Bucks County Free Library is open six days a week, with evening hours Monday through Thursday (same Bucks County Free Library source as above). For a first move-up or a downsizing move, I find buyers love how much is close by here.
Levittown is one of the busiest markets in Bucks County: more than 500 sales in the past year, and most homes went under contract within 30 days. Sellers are in a great position, and buyers have steady new listings to choose from.
I pulled these numbers from Bright MLS on October 13, 2026, for residential closed sales in Postal City Levittown (Bucks County: Bristol Twp, Middletown Twp, Falls Twp and Tullytown) by close date. Over the last 12 months (October 2025 through September 2026), 518 homes sold at a median of $405,000 and an average of $414,540. They averaged 21.4 days on market (the average for the period), and the average sold-to-original-list-price ratio was 99.43%. 419 of those 518 sales had 30 or fewer days on market. Q3 2026 alone brought 148 sales at a $417,500 median and 98.87% of original list, averaging 22.2 days on market. As of October 13, 2026 there were 52 active and coming-soon listings.
Metric | Last 12 months (Oct 2025–Sep 2026) | Q3 2026 (Jul–Sep) |

Here's what to expect for property taxes and resale steps. One mill is $1 of tax for every $1,000 of assessed value (not the sale price), so mills × 100 gives the yearly tax on a $100,000 assessment.
Bristol Township: 291.8044 total mills = 29.65 county + 24.98 township + 237.1744 school (county and township: 2026; school: 2026–27 school year). On a $100,000 assessed value, that's about $29,180.44 a year (291.8044 × 100). Bristol Township dropped resale inspections in January 2022; sellers just file a Residential Resale Change of Occupancy Permit so the township can confirm old permits are closed. A sewer lateral inspection is still required in the Croydon treatment plant service area. The Lower Bucks County Joint Municipal Authority may also ask for a sewer easement inspection at sale, so I contact them as soon as we list. (Millage: Bucks County Board of Assessment, 2026 sheet dated July 1, 2026. Resale requirements: Suburban Realtors Alliance municipal database (members-only), accessed Oct 13, 2026.)
Middletown Township: 252.2674 total mills = 29.65 county + 24.605 township + 198.0124 school (county and township: 2026; school: 2026–27 school year). On a $100,000 assessed value, that's about $25,226.74 a year (252.2674 × 100). Middletown requires a residential resale review through its Fire & Emergency Services Department, including a chimney certificate; SRA doesn't list a fee.
Falls Township: 250.763 total mills = 29.65 county + 9.97 township + 211.143 school (county and township: 2026; school: 2026–27 school year). On a $100,000 assessed value, that's about $25,076.30 a year (250.763 × 100). Falls Township issues a resale Certificate of Occupancy ($100) once it receives a smoke detector, carbon monoxide detector and house number affidavit plus electrical, heater, chimney and sewer lateral certificates.
Tullytown Borough: 254.293 total mills = 29.65 county + 13.5 borough + 211.143 school (county and borough: 2026; school: 2026–27 school year). On a $100,000 assessed value, that's about $25,429.30 a year (254.293 × 100). Tullytown requires a Use & Occupancy inspection ($60, with a $30 reinspection fee if needed), plus chimney, electrical and heater certificates.
Tax bills also depend on your assessment, any homestead exclusion and the discount or penalty period, so I always pull the exact figures for a specific house.
Most of my clients aren't first-time buyers; they're families selling one home and buying the next at the same time. My job is to run both sides on one calendar: pricing your current home, getting your financing options (a sale-contingent offer, a bridge loan or HELOC, or a rent-back) lined up before you list, and timing the closings so you only move once.
Shawn Buday: "Nick made the home buying process so simple. He has a great team of people who help from every angle. I literally got a few documents together; Nick and his team did the rest. I would suggest Nick for anyone looking to buy. Especially first time home buyers like myself."
Tina Joyce: "Nick helped me and my family of 4 buy our first home! As a first-time home buyer, I was so nervous. Nick was there every step of the way. He answered every call and text. He gave advice when needed and honestly became a friend through the process. We felt comfortable with nick. He took us to multiple houses that we sent him and would not let us settle into something that was not good enough for us. I would recommend nick 100 times to anyone! Thank you nick for all your hard work!"
