Morrell Park is a residential Far Northeast neighborhood east of Northeast Philadelphia Airport and northwest of Byberry Creek (Wikipedia). It's a favorite of mine for buyers who want a rowhome with a garage, which is rare in Philadelphia. Here's how I explain it to the families I help move here.

The land was the 300-acre summer estate of Edward and Louise Morrell; Edward was a U.S. congressman from 1900 to 1907, and Louise was a Drexel, half-sister of Saint Katharine Drexel (Wikipedia). The Morrells ran a horse track and the Torresdale Park amusement park from 1880 to 1906, and after Louise died in 1943 the land was planned for development by the Korman Corporation in the late 1950s (same source).
Most homes are rowhouses with garages in front, a design first seen here in the late 1950s, usually with three or four bedrooms and about 1,200 square feet (Wikipedia). The streets curve with the land around the Byberry Creek valley, with many looping side streets (same source).
ShopRite of Morrell Plaza at 9910 Frankford Avenue anchors the neighborhood shopping center, and its listing shows it open seven days a week (Yelp). The Byberry Creek stream valley winds through the neighborhood (Wikipedia). Christ the King parish has served families here since its school opened in 1965 (same source). Philadelphia Mills is a short drive up Knights Road (Wikipedia). I haven't confirmed current hours or seasons for every spot below, so check before you go.
John Hancock Elementary opened at West Crown and Morrell Avenue in 1968, and Christ the King School on Chesterfield Road opened in 1965 (Wikipedia). Always confirm the assigned school for an address with the School District of Philadelphia.
Frankford Avenue and Knights Road are the main roads, and Northeast Philadelphia Airport is right next door (Wikipedia). Torresdale station on SEPTA's Trenton Line is nearby in Torresdale (Wikipedia).
Philadelphia's real estate tax rate is 1.3998% of a property's assessed value, the combined City and School District rate the City lists for the 2025 tax year (City of Philadelphia). Philadelphia residents pay a 3.735% Wage/Earnings Tax as of July 1, 2026, down from 3.74% (City of Philadelphia), and owner-occupants can apply for the Homestead Exemption, which takes $100,000 off the taxable assessment (City of Philadelphia). When you sell, you can order a Property Sales Certification from the City; it costs $139 and takes five business days (City of Philadelphia). I'll help you order it early so it never slows down your closing.
Morrell Park is one of the best values on my Northeast list, and homes are selling close to original asking with most going under contract within a month.
I pulled these numbers from Bright MLS on October 13, 2026, for residential closed sales with the Bright MLS subdivision listed as Morrell Park, Philadelphia, by close date. Most of my clients aren't first-time buyers; they're families selling one home and buying the next at the same time. My job is to run both sides on one calendar: pricing your current home, getting your financing options (a sale-contingent offer, a bridge loan or HELOC, or a rent-back) lined up before you list, and timing the closings so you only move once.
Anthony Valentino: "Nick listened to everything I was looking for and did not stop searching until we found the right home. He is incredibly knowledgeable and professional while being easy to work with."
