North Wales is a charming, walkable borough with a restored 1870s train station and Victorian homes, plus a lot more neighborhood beyond its small borders. The borough had 3,426 residents at the 2020 Census, and many homes with North Wales addresses are in surrounding townships (Wikipedia). This page covers the borough and Upper Gwynedd Township. Here's how I explain it to the families I help move here.

Welsh settlers named the area, part of a 1702 land grant from William Penn, and Main Street started as an Indian trail laid out as the Great Road in 1728 (Wikipedia). Rail service through town began in 1857, hotels and restaurants grew up around the station, and North Wales incorporated in 1869 as the oldest North Penn borough (same source). "Idlewilde" on Main Street hosted Brazil's Emperor Pedro II during his visit for the 1876 Centennial, and the North Wales Historic Preservation District was created in 2000 (same source).

Main and Walnut streets are the borough's business district, with cafés, a bakery, pizza, a Tex-Mex spot and a vegan restaurant among the local businesses (Wikipedia). Housing mixes single homes, twins and rowhouses, and much of South Main Street looks the way it did when it was built (same source).
Weingartner Park at Second and Summit Streets has shady paths and benches (Wikipedia). Eighth Street Park, "A Child's Garden," was developed by local children (same source). The Ninth Street Park watershed area is designed to attract birds, with a footbridge trail (same source). The North Wales Area Library moved to a larger building at 233 South Swartley Street in 2010 (same source). I haven't confirmed current hours or seasons for every spot below, so check before you go.

North Wales is in the North Penn School District, and North Wales Elementary School is in the borough (Wikipedia). Always confirm the assigned school for a specific address with the district.

North Wales station on SEPTA's Lansdale/Doylestown Line gets many residents to Center City, and SEPTA bus 96 runs to Lansdale and Norristown (Wikipedia). US 202 and PA 309 are just east, and the Turnpike's Northeast Extension is west via Sumneytown Pike (same source).
Here's what to expect for property taxes and resale steps. One mill is $1 of tax for every $1,000 of assessed value (not the sale price), so mills × 100 gives the yearly tax on a $100,000 assessment.
North Wales Borough: 47.28 total mills = 5.952 county (5.462 county + 0.49 community college) + 8 borough + 33.328 school (county and borough: 2026; school: 2026–27 school year). On a $100,000 assessed value, that's about $4,728.00 a year (47.28 × 100). North Wales requires a residential resale Use & Occupancy inspection ($100) through its code enforcement office. (Millage: Montgomery County Board of Assessment Appeals, 2026 rates. Resale requirements: Suburban Realtors Alliance municipal database (members-only), accessed Oct 13, 2026.)
Upper Gwynedd Township: 41.951 total mills = 5.952 county (5.462 county + 0.49 community college) + 2.671 township + 33.328 school (county and township: 2026; school: 2026–27 school year). On a $100,000 assessed value, that's about $4,195.10 a year (41.951 × 100). Upper Gwynedd doesn't require a resale inspection. (Millage: Montgomery County Board of Assessment Appeals, 2026 rates. Resale requirements: Suburban Realtors Alliance municipal database (members-only), accessed Oct 13, 2026.)
Tax bills also depend on your assessment, any homestead exclusion and the discount or penalty period, so I always pull the exact figures for a specific house.
North Wales and Upper Gwynedd are steady and well-balanced: homes sold right around original asking, and most went under contract within a month.

Most of my clients aren't first-time buyers; they're families selling one home and buying the next at the same time. My job is to run both sides on one calendar: pricing your current home, getting your financing options (a sale-contingent offer, a bridge loan or HELOC, or a rent-back) lined up before you list, and timing the closings so you only move once.
Shannon Melanson: "Nick made the process of buying our first home stress-free and was able to see our vision and help us achieve it. Nick was attentive through the home buying process and still continues to be. I appreciate the amount of advocacy that Nick showed for us and that he was able to answer any questions I had as a first time home buyer. I would recommend Nick without question and will be sure to use use him for our next home!"
