Plymouth Meeting is the Montgomery County spot I suggest when a buyer needs to get anywhere fast. The Turnpike, the Blue Route and the Northeast Extension all meet here, and it's about 18.7 miles from Philadelphia City Hall (Wikipedia). Plymouth Meeting had 7,452 residents at the 2020 Census and straddles Plymouth and Whitemarsh townships (same source). Here's how I explain it to the families I help move here.

Quakers from Plymouth in Devon, England, founded the settlement in 1686, and the Plymouth Friends Meetinghouse was built in 1708 at what is now Germantown and Butler Pikes (Wikipedia). In May 1778 Lafayette camped here with 2,100 troops before the Battle of Barren Hill, and escaped a much larger British force using local roads (same source). The Maulsby and Corson families sheltered freedom seekers on the Underground Railroad, and the Plymouth Meeting Historic District and Abolition Hall are on the National Register (same source).

It's a convenient, established suburb with the Plymouth Meeting Mall, office parks and IKEA's U.S. headquarters (Wikipedia). Plymouth Township has 11 parks covering about 149 acres plus the Greater Plymouth Community Center (same source).
The Greater Plymouth Community Center has a walking trail, sand volleyball, indoor basketball and a pool, with summer concerts and a bocce league; Villanova plays baseball there (Wikipedia). The Plymouth Meeting Mall has an AMC theater next door (same source). The historic 1708 Friends Meetinghouse is a lovely stop on a walk (same source). The old Pennsylvania Railroad bed along the Schuylkill is now the Schuylkill River Trail for walking and biking (same source). I haven't confirmed current hours or seasons for every spot below, so check before you go.

The Colonial School District covers all of Plymouth Meeting, and Plymouth Township, Whitemarsh and Conshohocken share Plymouth Whitemarsh High School (Wikipedia). Always confirm the assigned school for a specific address with the district.

The Mid-County Interchange, where I-276, I-476 and the Northeast Extension meet, is right here (Wikipedia). SEPTA's Manayunk/Norristown Line runs along the Schuylkill through Plymouth Township (same source).
Here's what to expect for property taxes and resale steps. One mill is $1 of tax for every $1,000 of assessed value (not the sale price), so mills × 100 gives the yearly tax on a $100,000 assessment.
Plymouth Township: 37.174 total mills = 5.952 county (5.462 county + 0.49 community college) + 3.8 township + 27.422 school (county and township: 2026; school: 2026–27 school year). On a $100,000 assessed value, that's about $3,717.40 a year (37.174 × 100). Plymouth Township's resale steps include a sewer lateral inspection, a curb and sidewalk inspection, deed registration and a home sale affidavit; the fees are on the township's forms. (Millage: Montgomery County Board of Assessment Appeals, 2026 rates. Resale requirements: Suburban Realtors Alliance municipal database (members-only), accessed Oct 13, 2026.)
The part of Plymouth Meeting in Whitemarsh Township has a total of 35.7373 mills on the Montgomery County Board of Assessment Appeals page (2026–27 school year).
Tax bills also depend on your assessment, any homestead exclusion and the discount or penalty period, so I always pull the exact figures for a specific house.
Plymouth Township offers good choice right now, and Q3 sped up nicely: homes averaged about two weeks on market and sold close to original asking.

Most of my clients aren't first-time buyers; they're families selling one home and buying the next at the same time. My job is to run both sides on one calendar: pricing your current home, getting your financing options (a sale-contingent offer, a bridge loan or HELOC, or a rent-back) lined up before you list, and timing the closings so you only move once.
Joe Lyons: "Nick is an amazing guy and the absolute best in the business! He made the entire process super straightforward and stress free. He constantly went above and beyond to help us find the home of our dreams. I can’t recommend Nick enough!!!"
