Bucks Co. & Beyond Daily
Bensalem has been asking for a Trader Joe's for years, and this week it got an answer, just not the one on the wish list. Sprouts Farmers Market confirmed on Oct. 6 that it has a signed lease for a new store at 4600 Street Road, the Trevose Corporate Center site in the Trevose section of Bensalem, not far from the Feasterville line. It's a bit like asking for a puppy and getting a very well-organized produce section, but for this stretch of Street Road it is a real upgrade.
The site sits on the south side of Street Road in the Trevose section of Bensalem Township, and its mailing address is Feasterville-Trevose, 19053. By my read of the township boundary maps, the Lower Southampton Township line, which is Feasterville territory, is roughly half a mile to the west, which puts the new store within an easy drive for neighbors on both sides of that line. Property listings describe the Trevose Corporate Center as three single-story office buildings totaling about 38,000 square feet, and Bensalem Weekly puts the full project site at about 8.5 acres.
Replacing an older, low-rise office park with a grocery-anchored center is a meaningful change for this stretch of Street Road. At least one of the buildings dates to 1985, and listings show space at the property being marketed for lease as far back as 2016. The public records I found don't say how much of the property is occupied today, so I won't call it vacant, but the redevelopment would put a fresh, busy use on a site that has been an office park for roughly four decades.
According to Bensalem Township Council minutes reported by Bensalem Weekly, the owner plans to replace the three office buildings on the roughly 8.5-acre site with a new retail center. Sprouts would anchor it with a 23,300-square-foot store, joined by a 12,600-square-foot building for shops and restaurants and a 2,450-square-foot coffee shop with a drive-thru, whose tenant has not yet been named. Council approved the plan 4-0 in October 2025, and Sprouts says the store is scheduled to open in the first half of 2027. The company adds that new stores typically hire 80 to 100 full- and part-time workers.
For anyone who hasn't shopped at one, Sprouts is a Phoenix-based chain built around a big produce section, with natural and organic groceries, a deli, a bakery, bulk foods, and meat and seafood. Think of it as a compact supermarket, smaller than a Giant or an Acme. Today, the closest location to Bensalem is at Roosevelt Mall in Northeast Philadelphia.
The address alone tells you something about this spot. 4600 Street Road is in Bensalem Township, but its mailing address is Feasterville Trevose, PA 19053 (LoopNet property record). That means the new store will serve shoppers from both communities. Neighbors there have been waiting for this. In council's discussion, the closest supermarkets were the Giant on Mechanicsville Road and the Acme and Giant at the other end of Street Road (Bensalem Weekly).
Today the site is the Trevose Corporate Center. It has three single-story office buildings, about 38,000 square feet in all, which the owner has marketed for lease (BET Investments listing). LoopNet shows the property listed for lease in 2016 and again in 2017. Under the approved plan, those buildings come down and a grocery store, a shops-and-restaurants building and a drive-thru coffee shop go up (Bensalem Weekly). I think it's a great swap: older office space becomes a place where people will stop in every week, right on one of Bensalem's busiest roads.
An approval isn't a store yet, and a few steps remain. The owner's attorney told Bensalem Weekly that construction is expected to start in spring 2027, once PennDOT approvals for the Street Road entrance are in hand. The project's sewer plan also still needs a council resolution before it heads to the state. Neither item has been on a public agenda recently, so upcoming council meetings are the place to watch.
Grocery access is one of the everyday conveniences buyers weigh when choosing a neighborhood, and that part of Street Road doesn't have a supermarket close by right now. Turning aging office buildings into shopping and restaurants also tends to bring more activity to a corridor, which is part of why nearby owners will want to keep an eye on the timeline. Buyers, meanwhile, may want to factor in traffic during construction alongside the long-term convenience. Either way, it's wise not to price a home on a store that hasn't broken ground.

Where is the new Bensalem Sprouts?
At the Trevose Corporate Center site, 4600 Street Road, where three office buildings will be replaced by the grocery store, a shops-and-restaurants building and a drive-thru coffee shop.
When does construction start?

I've watched this corner of Street Road sit quiet for years, and it's good to see it get a second life. A grocery store with real foot traffic, new restaurants and a coffee stop is the kind of project that can change how a stretch of road feels, and I'll be watching the council agendas to see how quickly it moves.
