Living in Feasterville-Trevose, PA: My Guide to Lower Southampton

Updated October 2026 · By Nick Rau, President of Sales, Rarity Real Estate Team

Feasterville-Trevose is where I send buyers who want Bucks County value right on the Philadelphia line. It's the mailing name for most of Lower Southampton Township, which had 20,599 residents at the 2020 Census (Wikipedia). Feasterville and Trevose are census-designated places inside the township, and the Trevose ZIP also reaches into part of Bensalem (Wikipedia). Here's how I explain it to the families I help move here.

One township, a lot of names

Past and present place names in Lower Southampton include Feasterville, Trevose, Playwicki, Siles, Oakford and Readingville (Wikipedia). Feasterville and Trevose were once counted together as one census place before being split into two (same source for Feasterville: Wikipedia). In practice, buyers search "Feasterville" for the Street Road and Bustleton Pike side and "Trevose" closer to the Turnpike, so I always confirm the municipality and school district for each address.

The vibe

This is a convenience town. Street Road (PA 132), Bustleton Pike/Buck Road (PA 532) and Bridgetown Pike (PA 213) all run through the township (Wikipedia), so everyday errands are close from almost every street. Northeast Philadelphia is right next door, and the Neshaminy Creek and Tyler State Park's 1,711 acres are a short drive north (Wikipedia).

Schools: Neshaminy

Lower Southampton is in the Neshaminy School District. Students attend Poquessing Middle School for grades 5–8 and Neshaminy High School for grades 9–12 (Wikipedia). Neshaminy has been updating its buildings under a multi-phase plan, including a new elementary school on the Tawanka site (Wikipedia). Always confirm the assigned school for a specific address with the district.

Getting around

The Pennsylvania Turnpike (I-276) crosses the township, with the nearest interchange in Bensalem; Street Road (PA 132), Bustleton Pike/Buck Road (PA 532) and Bridgetown Pike (PA 213) are the main roads (Wikipedia). SEPTA's Route 58 bus runs to the Frankford Transportation Center, and the closest Regional Rail stops are Somerton, Trevose and Neshaminy Falls on the West Trenton Line (same source).

Local favorites

Playwicki Farm, the township-owned farm at 2350 Bridgetown Pike, covers 110 acres and is the heart of community life here (Playwicki Farm). For dinner, Musashi Exotic Japanese Cuisine in Victor Plaza made Bucks County Today's 2026 list of hole-in-the-wall favorites (Bucks County Today, Sept. 2026). Hazy's Bar & Grill celebrated 20 years in Feasterville in March 2026 (Bucks County Today). The Township Library of Lower Southampton is at 1983 Bridgetown Pike (Bucks County Free Library).

Parks, libraries and events

Playwicki Farm has a busy fall on the township calendar, with Farm to Table demonstrations on October 21 and Christmas on the Farm on December 12, 2026 (Lower Southampton Township). Events like these are a big part of why buyers who move here feel at home quickly. The township library on Bridgetown Pike is open six days a week, with evening hours Monday through Thursday (Bucks County Free Library).

The Feasterville-Trevose market right now

Feasterville-Trevose picked up speed this summer: Q3 sales closed above original asking price on average and spent about 18 days on the market. It's a great time to sell here, and buyers get solid value for Bucks County.

I pulled these numbers from Bright MLS on October 13, 2026, for residential closed sales in Lower Southampton Township (Bucks County) by close date. Over the last 12 months (October 2025 through September 2026), 204 homes sold at a median of $481,250 and an average of $493,047. They averaged 25.0 days on market (the average for the period), and the average sold-to-original-list-price ratio was 98.91%. 152 of those 204 sales had 30 or fewer days on market. Q3 2026 alone brought 62 sales at a $462,500 median and 100.14% of original list, averaging 18.0 days on market. As of October 13, 2026 there were 28 active and coming-soon listings.

Taxes and resale requirements

Here's what to expect for property taxes and resale steps. One mill is $1 of tax for every $1,000 of assessed value (not the sale price), so mills × 100 gives the yearly tax on a $100,000 assessment.

Lower Southampton Township: 245.9924 total mills = 29.65 county + 18.33 township + 198.0124 school (county and township: 2026; school: 2026–27 school year). On a $100,000 assessed value, that's about $24,599.24 a year (245.9924 × 100). Lower Southampton requires a residential resale Use & Occupancy permit ($125, with a $75 reinspection fee if needed). (Millage: Bucks County Board of Assessment, 2026 sheet dated July 1, 2026. Resale requirements: Suburban Realtors Alliance municipal database (members-only), accessed Oct 13, 2026.)

Tax bills also depend on your assessment, any homestead exclusion and the discount or penalty period, so I always pull the exact figures for a specific house.

Moving up in Feasterville-Trevose

Most of my clients aren't first-time buyers; they're families selling one home and buying the next at the same time. My job is to run both sides on one calendar: pricing your current home, getting your financing options (a sale-contingent offer, a bridge loan or HELOC, or a rent-back) lined up before you list, and timing the closings so you only move once.

What clients say

Donna Fisher: "Nick worked with us at the beginning of COVID. He was certain that our house would sell during those difficult times. He was right! Our house was under contract within three days at asking price. When it was crunch time to find a house, he did not disappoint. He helped us search for houses that would be the perfect fit for our family. He found our our forever home and fought and worked hard for us to get this home against other offers. Nick is a great, professional realtor. If you want an honest, hard working realtor who gets the job done. Nick is your guy!"

Melissa McCole: "Nick is the absolute best. He made selling my home a little less painful. He truly cares about his clients and it shows in everything he does. I can't imagine having done this with any other realator. THANKS SO MUCH NICK!"
