Living in Flourtown, Wyndmoor & Oreland, PA: My Guide to Springfield Township

Updated October 2026 · By Nick Rau, President of Sales, Rarity Real Estate Team

Springfield Township is the Montgomery County township right next to Chestnut Hill, and it includes the villages of Wyndmoor, Erdenheim, Flourtown and Oreland (Wikipedia). It had 20,993 residents in 2022, by Census Bureau estimate (same source). Buyers who want a close-in suburb with its own school district love it here. Here's how I explain it to the families I help move here.

Historic inns and mills

Four Springfield Township sites are on the National Register of Historic Places: the Black Horse Inn, Carson College for Orphan Girls, Springfield Mill, and the Yeakle and Miller Houses (Wikipedia). Parts of Lafayette Hill, Fort Washington, Laverock, North Hills and Glenside also fall inside the township (same source).

The vibe

Each village has its own personality, and the township is compact, with PA 73 (Church Road) running through the middle and PA 309 along a similar line (Wikipedia). Families also have an unusual number of school choices, including four Catholic schools in the township (same source).

Local favorites

The Black Horse Inn in Flourtown is one of the township's National Register landmarks (Wikipedia). Springfield Mill is another (same source). The Free Library of Springfield Township serves the whole township (same source). Chestnut Hill's shops and restaurants are right next door, a quick trip on SEPTA bus routes that serve the township (same source). I haven't confirmed current hours or seasons for every spot below, so check before you go.

Schools: Springfield Township

The Springfield Township School District shares the township's boundaries and runs Springfield Township High School, Springfield Township Middle School, Enfield Elementary and Erdenheim Elementary (Wikipedia). Mount Saint Joseph Academy, La Salle College High School, Martin Saints Classical High School and St. Genevieve's School are also in the township (same source). Always confirm the assigned school for a specific address with the district.

Getting around

Oreland station on SEPTA's Lansdale/Doylestown Line is in the township, with North Hills station just outside it, and SEPTA city bus routes 27, 51 and 77 plus suburban routes 94, 95 and 97 connect to Philadelphia and nearby suburbs (Wikipedia).

Taxes and resale requirements

Here's what to expect for property taxes and resale steps. One mill is $1 of tax for every $1,000 of assessed value (not the sale price), so mills × 100 gives the yearly tax on a $100,000 assessment.

Springfield Township: 53.0394 total mills = 5.952 county (5.462 county + 0.49 community college) + 5.008 township + 42.0794 school (county and township: 2026; school: 2026–27 school year). On a $100,000 assessed value, that's about $5,303.94 a year (53.0394 × 100). Springfield requires a resale Use & Occupancy inspection ($60 for homes). (Millage: Montgomery County Board of Assessment Appeals, 2026 rates. Resale requirements: Suburban Realtors Alliance municipal database (members-only), accessed Oct 13, 2026.)

Tax bills also depend on your assessment, any homestead exclusion and the discount or penalty period, so I always pull the exact figures for a specific house.

Moving up in Flourtown, Wyndmoor & Oreland

Most of my clients aren't first-time buyers; they're families selling one home and buying the next at the same time. My job is to run both sides on one calendar: pricing your current home, getting your financing options (a sale-contingent offer, a bridge loan or HELOC, or a rent-back) lined up before you list, and timing the closings so you only move once.

What clients say

Stacey Burke: "As a first time homebuyer I had no idea what to expect from this entire process. Nick took care of any and all questions we had and made this entire process a breeze! Nick refused to let us settle for anything less than the home of our dreams, and we couldn’t be happier! Thank you so much for all of your hard work, Nick!!"
