Fort Washington is where I send families who want a top-tier school district, quick highway access and real history around every bend. It sits in Upper Dublin Township, which had 26,665 residents at the 2020 Census and also takes in Dresher, Maple Glen, Jarrettown and parts of the Ambler and Oreland ZIP codes (Wikipedia). Here's how I explain it to the families I help move here.

Upper Dublin was first settled in 1698 and incorporated in 1719, and for most of its history it was farmland with some limestone mining; Limekiln Pike is a reminder of that (Wikipedia). After the Battle of Germantown in October 1777, George Washington's army camped here, headquartered at the 1745 Emlen House, and the Battle of White Marsh was fought here December 5–8, 1777, just before the march to Valley Forge (same source). The township grew from just over 6,000 residents in the 1950s to just under 20,000 by 1970 as the postwar boom turned farms into neighborhoods (same source).

Upper Dublin feels green and spread out, with more than 40 park sites and 600 acres of parkland and open space, from neighborhood squares to big meadows, plus tennis courts, trails, fields and sand volleyball (Wikipedia). It's also a real job center: the 566-acre Fort Washington Office Park, which opened in 1955 as the East Coast's first modern suburban business park, is home to about 230 businesses and more than 12,000 workers, and Toll Brothers moved its headquarters there in 2020 (same source). That means a lot of residents have a short commute.
Fort Washington State Park, just next door in Whitemarsh Township, holds the ground where the main American defenses stood during the 1777 encampment (Wikipedia). MonDaug Bark Park opened in 2005 with wooded trails and a 1-acre fenced, off-leash dog area (same source). The Upper Dublin Public Library opened in its new home in the Fort Washington Office Park in 2020 (same source). History fans can stop by St. Thomas' Episcopal Church at Bethlehem Pike and Camp Hill Road, whose bell tower British General William Howe used to watch the American lines (Wikipedia). I haven't confirmed current hours or seasons for every spot below, so check before you go.

The Upper Dublin School District runs four K–5 elementary schools (Fort Washington, Maple Glen, Jarrettown and Thomas Fitzwater), Sandy Run Middle School and Upper Dublin High School (Wikipedia). The high school has been named a Blue Ribbon School three times by the U.S. Department of Education (same source). Always confirm the assigned school for a specific address with the district.

Drivers love it here: the Pennsylvania Turnpike (I-276) meets PA 309 at the Fort Washington Interchange, and PA 63 and PA 152 run through the township (Wikipedia). For the train, the closest SEPTA Lansdale/Doylestown Line stops are Fort Washington station in Whitemarsh, Oreland station in Springfield and Ambler station, and SEPTA buses 94, 95, 201 and 310 serve the township (same source).
Here's what to expect for property taxes and resale steps. One mill is $1 of tax for every $1,000 of assessed value (not the sale price), so mills × 100 gives the yearly tax on a $100,000 assessment.
Upper Dublin Township: 54.4758 total mills = 5.952 county (5.462 county + 0.49 community college) + 7.382 township + 41.1418 school (county and township: 2026; school: 2026–27 school year). On a $100,000 assessed value, that's about $5,447.58 a year (54.4758 × 100). Upper Dublin requires a Property Transfer Application for every sale, filed online. The fee is $45 if you apply more than 30 days before settlement, $90 at 8 to 29 days and $135 within 7 days, so I file it as soon as we're under contract. (Millage: Montgomery County Board of Assessment Appeals, 2026 rates. Resale requirements: Suburban Realtors Alliance municipal database (members-only), accessed Oct 13, 2026.)
The small part of Fort Washington in Whitemarsh Township has a total of 35.7373 mills on the Montgomery County Board of Assessment Appeals page (2026–27 school year).
Tax bills also depend on your assessment, any homestead exclusion and the discount or penalty period, so I always pull the exact figures for a specific house.
Fort Washington and the rest of Upper Dublin are moving fast. Homes sold above original asking on average this year, and even more so in Q3, which tells me buyers are competing for well-priced listings.

Most of my clients aren't first-time buyers; they're families selling one home and buying the next at the same time. My job is to run both sides on one calendar: pricing your current home, getting your financing options (a sale-contingent offer, a bridge loan or HELOC, or a rent-back) lined up before you list, and timing the closings so you only move once.
Gabriela Richardson: "We had an absolutely incredible experience working with Nick! From start to finish, Nick and his assistant Nicole made the entire home-buying process feel smooth, stress-free, and exciting. His knowledge, attention to detail, and dedication truly set him apart. Everything came together so quickly. We found our dream home and had our very first offer accepted and although a very quick settlement date, they assured us that it could be done and they surely made it happen. Both Nick and Nicole were always responsive, patient with our questions, and genuinely had our best interests at heart. We are beyond grateful and couldn’t recommend them enough."
