Fox Chase is the Northeast Philadelphia neighborhood I describe as the city's green heart. It's about 10 miles from Center City, bounded roughly by Pennypack Park, Algon Avenue, Cottman Avenue and Fillmore Street, and it borders Rockledge in Montgomery County (Wikipedia). Here's how I explain it to the families I help move here.

The neighborhood was named for the hunting colonists did here; a "chase" is land reserved for hunting (Wikipedia). When the railroad arrived in 1876, wealthy Philadelphians built country mansions here, including banker William Rhawn's Frank Furness-designed Knowlton (same source).

Fox Chase has a cooperative business community that crosses the county line into Rockledge and Huntingdon Valley, and historic buildings, old mill races and rail grades are tucked throughout (Wikipedia). Fox Chase Cancer Center, the neighborhood's largest employer, is internationally known (same source).
Fox Chase Farm, which began as a 1683 land grant from William Penn, is one of the few working farms left in Philadelphia County (Wikipedia). Ryerss Mansion, built in 1859, overlooks Burholme Park from one of the highest vistas in the city (same source). The Pennypack Environmental Center on Verree Road is the gateway to Pennypack Park's trails and bridle paths (same source). Knowlton Mansion is now a catering venue (same source). I haven't confirmed current hours or seasons for every spot below, so check before you go.

Fox Chase Elementary (Fox Chase Academics Plus) at 500 Rhawn Street serves K–5, and students go on to Baldi Middle School and George Washington High School (Wikipedia). St. Cecilia parish runs a K–8 school (same source). Always confirm the assigned school for an address with the School District of Philadelphia.

SEPTA's Fox Chase Line ends at Fox Chase station near Rhawn Street, which has one of the larger parking lots on the line (Wikipedia). Several SEPTA bus routes also serve the neighborhood (Wikipedia).
Philadelphia's real estate tax rate is 1.3998% of a property's assessed value, the combined City and School District rate the City lists for the 2025 tax year (City of Philadelphia). Philadelphia residents pay a 3.735% Wage/Earnings Tax as of July 1, 2026, down from 3.74% (City of Philadelphia), and owner-occupants can apply for the Homestead Exemption, which takes $100,000 off the taxable assessment (City of Philadelphia). When you sell, you can order a Property Sales Certification from the City; it costs $139 and takes five business days (City of Philadelphia). I'll help you order it early so it never slows down your closing.
Fox Chase is one of the more approachable price points in the Northeast, and homes are selling close to original asking with most going under contract within a month.

Most of my clients aren't first-time buyers; they're families selling one home and buying the next at the same time. My job is to run both sides on one calendar: pricing your current home, getting your financing options (a sale-contingent offer, a bridge loan or HELOC, or a rent-back) lined up before you list, and timing the closings so you only move once.
shannon boyle: "Nick is extremely professional and great at his job! As first time home buyers we had a lot of questions and Nick was there every step of the way. Nick was available to answer any call or text, he also was very quick to set up viewings to see homes we were interested in. I highly recommend using Nick to buy or sell your next house!"
