Living in Millbrook, Philadelphia: My Guide to Millbrook

Millbrook, which many longtime residents still call Chalfont, is at the very edge of the city near Knights and Woodhaven roads; some residents can see Bucks County from their windows (Northeast Times). It's a great fit for families who want a tight-knit neighborhood with sports for the kids. Here's how I explain it to the families I help move here.

From Robindale to today
Millbrook's rowhomes, twins and twin ranchers date mostly from the late 1950s and early 1960s; most of the building started in 1956, and the neighborhood developed in stages (Northeast Times). Longtimers remember development names like Robindale, Park View, Ashley Square and Hampton Park, and builders including DiMarco, Altman and Korman (same source).

The vibe
Millbrook is big on youth sports. The Calvary Athletic Association sits right next to Corporal Jimmy O'Connor Memorial Playground (formerly Chalfont Playground) on Deerpath Lane, which reopened in late 2023 after $336,000 in renovations (Northeast Times), and the Millbrook Civic Association's president says it's hard to find a local kid who never went through its doors (Northeast Times). The YMCA on Knights Road and the Free Library's Katharine Drexel branch are in the neighborhood too (same source).
Local favorites
7 Brew, the drive-thru coffee chain, opened its first Philadelphia location on August 3, 2026, at 4000 Woodhaven Road in the Knights Road Shopping Center (7 Brew; WPST). Joe Santucci's Square Pizza is next door at 4050 Woodhaven Road, and its website lists hours six days a week, closed Mondays (Joe Santucci's). Calvary AA and Corporal Jimmy O'Connor Memorial Playground (formerly Chalfont Playground) are the center of neighborhood sports (Northeast Times). Schools
A. L. FitzPatrick School is at 11061 Knights Road (School District of Philadelphia), and the Arts Academy at Benjamin Rush, at 11081 Knights Road, is an arts-focused school (School District of Philadelphia). Our Lady of Calvary School, a Catholic parish school founded in 1959, is at 11023 Kipling Lane (Our Lady of Calvary; Our Lady of Calvary Parish). Always confirm the assigned public school for an address with the School District of Philadelphia school finder.
Getting around
Knights Road and Woodhaven Road (PA 63) are Millbrook's main roads, and the neighborhood sits right at the city's edge, near Bucks County (Northeast Times).
Taxes and resale requirements
Philadelphia's real estate tax rate is 1.3998% of a property's assessed value, the combined City and School District rate the City lists for the 2025 tax year (City of Philadelphia). Philadelphia residents pay a 3.735% Wage/Earnings Tax as of July 1, 2026, down from 3.74% (City of Philadelphia), and owner-occupants can apply for the Homestead Exemption, which takes $100,000 off the taxable assessment (City of Philadelphia). When you sell, you can order a Property Sales Certification from the City; it costs $139 and takes five business days (City of Philadelphia). The Millbrook market right now
Millbrook is small and tight on inventory this fall, and homes sold very close to original asking, averaging under three weeks on market. Sellers are in a good spot.
I pulled these numbers from Bright MLS on October 13, 2026, for residential closed sales with the Bright MLS subdivision listed as Millbrook, Philadelphia, by close date. Over the last 12 months (October 2025 through September 2026), 47 homes sold at a median of $330,000 and an average of $342,747. They averaged 17.8 days on market, and the average sold-to-original-list-price ratio was 99.56%. 37 of those 47 sales had 30 or fewer days on market. Q3 2026 alone brought 14 sales at a $332,500 median and 99.49% of original list, averaging 18.3 days on market. As of October 13, 2026 there were 6 active and coming-soon listings.
