Living in Parkwood, Philadelphia: My Guide to Parkwood

Updated October 2026 · By Nick Rau, President of Sales, Rarity Real Estate Team

Parkwood is a planned Far Northeast neighborhood between Woodhaven Road, Knights Road and the Poquessing Creek (Wikipedia). It had 17,386 residents at the 2020 Census, and home ownership has held around 80%, much higher than the city overall (same source). Here's how I explain it to the families I help move here.

Byberry roots, Korman planning

Parkwood sits in what was once Byberry Township, settled by Swedes in 1645 and then English Quakers, who built a Friends meeting house in 1692 (Wikipedia). Byberry Hall (1846), built by Robert Purvis, was an abolitionist meeting place where Lucretia Mott spoke (same source). Most of today's homes were built by the Korman Corporation as the planned community Parkwood Manor, and the Mechanicsville School is on the National Register (same source).

The vibe

The neighborhood is mostly brick rowhomes, with apartments, condos and singles too, and creek swales and small open spaces wind between the streets (Wikipedia). Parkwood has its own shopping center at Academy and Byberry roads, plus Philadelphia Mills next door (same source).

Local favorites

Reen's Deli in the Parkwood Shopping Center at 12319 Academy Road is the neighborhood favorite; its menu says the founders started in 1964, and its website lists hours seven days a week (Reen's Deli). Benjamin Rush State Park covers about 280 acres just north of Byberry Industrial Park (Wikipedia). Junod Playground has a building for indoor activities (same source). Philadelphia Mills, with more than 2.5 million square feet of shopping, is on the neighborhood's east side (same source).

Schools

Decatur Elementary School is in the southeastern part of the neighborhood (Wikipedia). The Community College of Philadelphia's Northeast campus is in nearby Byberry Industrial Park (same source). Always confirm the assigned school for an address with the School District of Philadelphia.

Getting around

Woodhaven Road (PA 63) and Knights Road form Parkwood's southern edges, and Roosevelt Boulevard runs along the west side of the Byberry area (Wikipedia). Byberry East Industrial Park employs about 5,000 people, so some residents have a very short commute (same source).

Taxes and resale requirements

Philadelphia's real estate tax rate is 1.3998% of a property's assessed value, the combined City and School District rate the City lists for the 2025 tax year (City of Philadelphia). Philadelphia residents pay a 3.735% Wage/Earnings Tax as of July 1, 2026, down from 3.74% (City of Philadelphia), and owner-occupants can apply for the Homestead Exemption, which takes $100,000 off the taxable assessment (City of Philadelphia). When you sell, you can order a Property Sales Certification from the City; it costs $139 and takes five business days (City of Philadelphia). I'll help you order it early so it never slows down your closing.

The Parkwood market right now

Parkwood has fewer listings than many Northeast neighborhoods this fall, and homes sold close to original asking. For sellers, that's a good time to be on the market.

I pulled these numbers from Bright MLS on October 13, 2026, for residential closed sales with the Bright MLS subdivision listed as Parkwood, Philadelphia, by close date. Over the last 12 months (October 2025 through September 2026), 128 homes sold at a median of $340,000 and an average of $335,023. They averaged 23.9 days on market, and the average sold-to-original-list-price ratio was 98.76%. 104 of those 128 sales had 30 or fewer days on market. Q3 2026 alone brought 33 sales at a $350,000 median and 99.35% of original list, averaging 17.2 days on market. As of October 13, 2026 there were 11 active and coming-soon listings.

Moving up in Parkwood

Most of my clients aren't first-time buyers; they're families selling one home and buying the next at the same time. My job is to run both sides on one calendar: pricing your current home, getting your financing options (a sale-contingent offer, a bridge loan or HELOC, or a rent-back) lined up before you list, and timing the closings so you only move once.

What clients say

4everyoung: "Nick was absolutely awesome to work with when buying our new home. My husband and I thought we knew what we wanted and quickly found out we had no idea. Nick was so patient with us and showed us enough homes of different qualities so we could really figure out what we wanted. He is knowlegeable, laid back, yet so professional and still keeps in contact with us to this day. We love our home, 5 years later. It was the best decision we made working with Nick."
