A Falls Township quarry that has been moving rock since the 1980s is set to become a clothing laundry and distribution center, if the timeline holds. Falls Township supervisors voted unanimously on Oct. 26, 2026, according to BUCKSCO.Today, to rezone two parcels on Penn Valley Road and gave Nuuly, the clothing rental brand owned by URBN, which also owns Urban Outfitters, preliminary and final approval for a 994,257-square-foot building on Penn Valley Road, the township announced on Oct. 27. That building would be where rented clothes come back, get laundered and head out again, and once it's running at full capacity, Nuuly expects to hire about 1,800 more people on top of the 1,000 who already work for it in Bucks County.

Why it matters now

Nuuly already runs a 380,000-square-foot facility in Bristol Township, and the plan is to close it once the Falls site opens and move its 1,000 employees to Falls, Nuuly Chief Development Officer Dave Ziel told the board, according to the township. Ziel said he started looking more than a year ago for a site big enough for a larger building, and that staying in Bucks County and keeping the existing workforce was a must.

The jobs and the timeline

Ziel said construction should start in spring 2027, with operations beginning in November 2028. The new hiring would cover warehouse, technical, supervisory and management roles, with warehouse pay starting at $17 an hour and management ranging from $39 to $63 an hour, according to the township's summary. The site would open with two shifts and could add a third once it reaches capacity, and plans show 1,503 parking spaces. Besides Bristol Township, Nuuly's other site is in Kansas City, Missouri.

  • Where: 700 Penn Valley Road, Falls Township, per BUCKSCO.Today; a quarry site owned by KPK Development, per the township
  • Size: 994,257-square-foot building on a 66.687-acre lot split from a 165.489-acre tract
  • Jobs: 1,000 relocating from Bristol Township, plus about 1,800 new hires at full capacity
  • Timeline: construction spring 2027, operations November 2028 (company estimates)

Roads, trees and runoff

Penn Valley Road is a state road, so Nuuly will work with PennDOT on upgrades after a traffic study, and the township said those will most likely include an extra lane, turning lanes and widening along Penn Valley Road and the Route 13 underpass. Two traffic signals would be modernized, Wheatsheaf Road would get a signal, and Nuuly is also looking to connect the site to Tyburn Road. For context, about 100 trucks a day use the quarry now, attorney Chelsey Jackman said. The plans also call for 400 trees, 2,000 shrubs, a similar number of native grasses and four rain gardens on five acres, and engineer John Richardson of Dumack Engineering told the board the site "would not harm Martins Creek. It would actually benefit it."

Not everyone was sold. More than a dozen residents spoke for and against the project, and some asked about detergents and "forever chemicals"; Nuuly's team said it uses a closed-loop cleaning system that keeps everything inside the facility. Longtime resident Dave Ricca was on the other side of the ledger, calling the project "nothing more than an absolute win" because it will "force road improvements that are needed."
